This is the most common residential appraisal type, utilized for appraising one-unit or one-unit with an accessory unit residential properties. An interior and exterior inspection of the subject property is completed for all 1004 URAR requests.
This appraisal form/type is utilized when appraising one-unit properties having condominium ownership rights. Condominium ownership is present when units are individually owned, however, use of the common areas is jointly shared by all owners. An interior and exterior inspection of the subject property is completed for all 1073 requests.
This appraisal form/type is utilized when appraising one-unit manufactured homes, often referred to as mobile homes or trailers. There is often confusion between manufactured and modular homes. By HUD’s definition, a manufactured home is a structure that is transportable in one or more sections. In traveling mode, the home is eight feet or more in width, forty feet or more in length, and is designed and constructed to Federal Manufactured Construction and Safety Standards. When erected on site, the home is: at least 400 square feet, built and remains on a permanent chassis, and designed to be used as a dwelling with a permanent foundation built to FHA criteria. Conversely, modular homes do not have axles and must conform to local building codes. Modular homes are more similar to stick built homes and are appraised using the 1004 URAR form. An interior and exterior inspection of the subject property is completed for all 1004C requests.
This appraisal form/type is utilized when appraising two-to-four-unit residential properties. An interior and exterior inspection for each unit of the subject property is completed for all 1025 requests. Note – all 1025 appraisal report forms include a rent schedule and income approach to value.
This form is utilized for appraising residential one-unit or one-unit with an accessory unit properties. An exterior only inspection of the subject property is completed for all 2055 requests.
This appraisal form/type is utilized when appraising one-unit properties having condominium ownership rights. This addendum provides a description of the market conditions and trends for the neighborhood/area in which the subject property is located. This form is typically included along with one of the major appraisal forms, i.e. 1004, 1073, 1025, etc...
This form is designed to report the estimated market rent for a single-unit property. The appraiser provides a minimum of three comparable rental properties, showing the lease terms and making adjustments for significant differences between the subject and comparable properties.
This form is designed to report the operating incomes for a one-to-four unit investment and two-to-four unit owner-occupied properties. The appraiser reports annual income and expense projections for the next 12-months and provides estimated operating income (gross Income minus operating expenses).
This form is utilized for two main purposes; 1.) To provide the client with an appraisal update, indicating whether or not the market value of the subject property has declined since the date of the original appraisal. An exterior only inspection of the subject property is completed. 2.) To report a certification of completion, typically if repairs are needed, utilities were not operable, or the property was under construction at the time of the original appraisal. An interior inspection of the subject property is completed unless the required items can be observed with an exterior inspection. ***Note - This form can be used for both purposes at the same time, an appraisal update and certification of completion***
This form provides a certification of completion for new construction properties being secured with an FHA loan. An interior inspection of the subject property is completed unless the required items can be observed with an exterior inspection.
This form is designed to report the estimated market value of vacant land. The appraiser provides a minimum of three comparable vacant land properties which have sold in the subject property’s market area. An exterior inspection of the subject property is completed for all vacant land appraisal requests.
This appraisal review form provides an opinion regarding the accuracy of an appraisal report completed by an independent/unassociated appraiser for a single-unit residential property. The third-party appraiser will confirm the completeness/accuracy of the information provided and indicate whether the value is supported in the appraisal under review. An exterior only inspection of the subject property is completed for all 2000 requests.
This appraisal review form provides an opinion regarding the accuracy of an appraisal report completed by an independent/unassociated appraiser for two-to-four-unit residential properties. The third-party appraiser will confirm the completeness/accuracy of the information provided and indicate whether the value is supported in the appraisal under review. An exterior only inspection of the subject property is completed for all 2000A requests.
This appraisal review form provides an opinion regarding the accuracy of an appraisal report completed by an independent/unassociated appraiser for a single-unit residential property. The third-party appraiser will confirm the completeness/accuracy of the information provided and in the appraisal under review. There is no inspection of the subject property as this product is completed from the appraiser’s desk/office.
This addendum provides the lender/client with detailed information needed to assess the condition of a property which is owned by an institution such as a financial or government institution. The appraiser will include a minimum of three comparable current listings as well as a detailed list of repairs/costs required to bring the property into marketable condition. This form is typically included along with one of the major appraisal forms, i.e. 1004, 1073, 1025, etc...
